Abstract | The paper examines the rates of return of three main types of investment funds in the period of from 2005 to June 2016. The analysis covers 120 equity, 55 bond and 60 mixed funds and is based on data taken from www.bossa.pl, www.analizy.pl and www.izfa.pl. The results of analysis indicate that macroeconomic conditions significantly shape fund returns, though the impact is diversified by fund type. Better stock market conditions benefit equity and mixed funds, and the periods of economic slowdown are favorable for safer funds, including bond and money market funds. For the entire period, equity funds achieved the highest returns, but with the highest risk. The opposite situation concerned bond funds. The average returns of every type of fund were higher than deposit rates – more than 50% of the funds outgained them. |

Abstrakt | Waste management differs in terms of investments’ objectives, motives and circumstances from other industries because of its dependence on the state’s environmental policy. In years 2006–2011 total investment outlays in waste management exhibit higher growth than average in the Polish industry. It was resulted mainly from the level of public spending. Investments in this sector is important from a macroeconomic point of view. They increase social welfare due to the improvement of the natural environment. Moreover they cause growth of public spending on infrastructure which weakens the negative effects of the economic slowdown. In the short term return on investments in this industry depends on the general economic situation and price formation of certain secondary raw-materials. |

Abstrakt | Celem badań jest określenie specyfiki rynku gruntów rolnych oraz charakterystyka głównych determinantów podejmowania decyzji inwestycyjnych na tym rynku. Wyniki badań wykazały, że na rynku gruntów rolnych, w porównaniu z innymi segmentami rynku nieruchomości, niższy jest poziom stopy zwrotu mierzonej ilorazem rocznych dochodów z czynszów z tytułu dzierżawy do ceny gruntu. Pomimo tego, w ostatnich latach utrzymywał się popyt na grunty rolne oraz tendencja wzrostowa ich cen, czego nie notowano na rynkach innego rodzaju nieruchomości. Dowodzi to istnienia innych czynników niż uzyskiwanie dochodów z nieruchomości z tytułu dzierżawy, wpływających na podejmowanie decyzji inwestycyjnych na tym rynku. |
Abstract | The aim of this study was an attempt to determine the specificity of the agricultural land market and the characteristics of the major determinants of investment decisions in this market. The obtained results showed that the agricultural land market is characterized by lower level of return on investment compared to other segments of the real estate market. Nevertheless, in recent years high demand for agricultural land and the upward trend in their prices have been continued, which was not recorded in the other real estate markets. This proves the existence of other factors, apart from getting income from real property under a lease, which affect investment decisions in this market. |
